Skylights have two common failure modes in Frederick homes. The first is flashing failure — the step flashing and counterflashing around the curb degrades over time, allowing water in at the roof-to-frame transition. The second is the glazing seal within the skylight unit itself, which can fail with age and allow water between double-pane glass or through the frame.
